A commercial chiller is a major capital investment, and like any major piece of equipment, its lifespan and efficiency depend heavily on how well it's maintained. Facilities that skip routine servicing often see rising electricity bills long before the chiller actually breaks down -- a slowly fouling condenser or a small refrigerant leak can quietly cost thousands in wasted energy each month.

Weekly checks should include monitoring supply and return water temperatures, checking for unusual noise or vibration, and confirming that pressure readings sit within the manufacturer's normal operating range. These are quick visual and instrument checks that facility staff can usually handle themselves.

Monthly maintenance should cover condenser and evaporator tube inspection for scaling or fouling, verifying refrigerant charge levels, and checking electrical connections and contactors for wear. Left unchecked, tube fouling alone can reduce a chiller's efficiency by 10-30%.

Annual maintenance is where a qualified technician should take a deeper look: full refrigerant leak testing, oil analysis for compressors, eddy current testing of tubes to detect early corrosion, and a complete calibration of all control sensors. This is also the right time to review whether the chiller's capacity still matches the building's current cooling load, especially if the property has been renovated or expanded.

Keeping a maintenance log isn't just good practice -- it protects your warranty and gives you hard data when deciding whether a repair is worth it or if it's time to plan for a replacement. If your facility doesn't have an in-house engineering team, partnering with your distributor for a scheduled maintenance contract is often the most cost-effective way to avoid unplanned downtime.
